The concluding phase, dubbed “Mandarin Residences Miami” will be marked by the construction of two architectural wonders at the island’s southernmost tip. The project’s highlight is a towering 800-foot (244-meter) Mandarin Oriental-branded condo skyscraper, set to house 222 units, including opulent duplex penthouses. A second, comparatively smaller building will accommodate a Mandarin Oriental hotel, featuring 151 rooms, 28 hotel residences, and 61 private residences.
“One Island Drive is an important landmark for us,” said Swire’s President, Henry Bott. “It’s the final piece of the puzzle on Brickell Key, and it truly underscores the long-term commitment and investment from Swire.”
The pre-existing Mandarin Oriental hotel, which opened its doors in 2000, will make way in early 2025 for what’s anticipated to become the hospitality brand’s premier North American property. The condo tower is set to open sales later this year, with two-bedroom units priced from around $3.5 million.
Since purchasing almost 34 acres (14 hectares) of land from Frates Equities in 1979, Swire has dramatically reshaped the island, located just off Miami’s vibrant Brickell business district. The US real estate division of Hong Kong’s Swire Properties Ltd. has made a profound impact on Miami, establishing its base in the city that same year.
The One Island Drive project will also include a 600,000-square-foot (55,700 square meter) podium offering parking facilities, coastal gardens, and landscaped infinity pools. Conveniently positioned within walking distance of other Swire projects like the $1 billion Brickell City Centre completed in 2016, the new development strengthens Swire’s ongoing commitment to Miami. Further collaboration with Manhattan-based Related Cos on a new approximately 1,000-foot-tall office skyscraper project is underway.
Swire’s final flourish on the Brickell Key project reinforces its dedication to high-end, luxury property development and its commitment to enhancing Miami’s real estate landscape.
